I had a wonderful time working with April and Natalka.  I enjoyed learning many things about them and it appears they had a wonderful time working with me!

I began looking at homes with them about 2 years ago.  At that time, we went over their 'wish list' and looked at quite a few homes.  I realized they wanted space for a home office, their grown children, and possibly longer term visits from an older parent who would need a first floor bedroom.

As we toured various homes, we came to the realization that they just were not ready to move forward.  When buyers see a home that fits all their criteria and they don't pursue it, there is always a reason. I had listened to their goals and knew they needed more time.

I suggested the buyers take a bit of a break and re-evaluate their needs and time frame.  I told April and Natalka that I would be ready when they were.  

 

They called about 6 months ago, ready and willing, pre-qualification letter in hand!  Children, jobs and families had been taken into consideration and they knew the time was right.  More importantly, they knew the home we found was right!

Appeal Via the Curb - Preparing to Sell Your Jamestown Home

As is almost always the case when selling a home, if you can’t get them in to see it you can’t sell it to them. 

The ability to entice and attract potential buyers to a house has to do with three main factors; location, price and Curb Appeal.  In my opinion curb appeal is at the top of the list.  I have actually had clients request to see a house either out of their price range or in a location other than where they thought they wanted to live, because of its curb appeal.

Most buyers cannot visualize changes, and often won't look at a house if the initial look doesn't appeal to them. Home buyers who can visualize changes, and are prepared to make them, expect you to reduce the price of the house to compensate for the work they plan to do.

Here are several very inexpensive and simple things a Seller can do to create a curb appeal that will make a great first impression. 

  • Paint the trim and front door to brighten them up

  • Add window boxes

  • Create new planting beds  and an accent garden on either side of the walkway, driveway, front steps or front door to frame the entry

  • Change out lighting fixtures

  • Replace all hardware with new updated hardware

  • Add shutters

  • Add accent trim or detailing around doors and windows to make them pop

  • Add arbors, pergolas or fencing

  • Replace gutters and downspouts

  • Create a walkway

  • Install landscape lighting

  • Remove or trim over-grown shrubs

  • Fix or replace broken items around the exterior of the house

  • Remove weeds from garden beds and within the cracks of walkways and driveways

  • Pressure wash the exterior of house

     


Most of these ideas can be accomplished in a very short time.  Here is a great example of seller improvements:

A Perfect Balance in East Passage Estates of Jamestown

East Passage Estates is a tranquil little enclave on the north end of the
island.  It appealed to us because it offers quiet, privacy and lots of
room. I do admit that when we moved there I was concerned about how much
privacy from passersby our front porch offered.  So, we did a little
planting just to give ourselves some screening.
 

East Passage Estates lot sizes begin at just under 2 acres and most lots
are right about that size. House styles are varied, as are their
inhabitants--singles, young families, empty nesters and retirees.   A nice
mix of perspectives and experiences.  There are two fresh water ponds with
walking trails, and at this time of year it’s a great spot for red-winged
blackbirds. The neighborhood association operates unobtrusively, except
for the annual neighborhood picnic.  The street in front of the ponds is
blocked off, the association grills hot dogs and burgers, and everyone
shows up with a dish to share. There’s even entertainment!
 

We love our front porch--use it as soon as, and as long as, we can.  As it
turns out, it‘s not that quiet; birdsong fills the air from sunrise to
sunset.  And privacy--forget it.  There’s a constant parade of birds at
our feeders, squirrels in the trees, and apparently, we’re in a
hummingbird flyway!  Very special neighbors include white-tailed deer.
We’ve seen fawns born, watched their development, and worried when we
don’t see them for a few days.  We have lovely, deer-resistant, Deer Off
sprayed gardens. And passersby . . . Where?

Harbingers of Spring 2011, Jamestown Style

I received a big pot of  pansies for my birthday last week. I put them outside during the day and in the garage at night. I may have killed them. The temperatures last week? Well, let’s just say the daytime temperatures were about 10 degrees below the norm for this time of the year.

This morning, it was 38 and, with the wind felt like 25. But I noticed some things. It’s April 1. The
daffodils are up and have buds (though tightly closed). The pussy willows are actually just past their
prime and are starting to sprout.

At Dutch Harbor, in West Ferry this week, I saw 3 cars in front of covered boats, and heard the whirring sound of industry readying boats for the season. Bill and May Munger and their able crew at Conanicut Marina are putting out the moorings and readying the docks on the harbor front. At Clarke’s Boatyard there is lots of work going on indicating the hope of the boating season approaching.

Last week I noticed something on Sunday. The first is that in the north end where my husband and I walk our dog each week, there were quite a few cars. This is not completely rare, but what I noticed is a true harbinger of spring.  About 5 of the cars had out of state license plate and were driving very slowly, taking in the views and looking at the homes.

I may be an optimist, but in real estate, this truly is a harbinger of spring. I’ve been selling real estate since 1989. I’ve always lived in the northeast neighborhood of Jamestown on or just off, East Shore Road. Never does a spring approach that I don’t notice the cars, driving slowly , taking in the views and looking at the homes. That’s how it begins. There is hope.

-Sunbathe and build sand castles at Mackerel Cove beach.


-Go for a bike ride and visit the historic windmill.

-When you’re done, treat yourself to an ice cream cone at Spinnakers.

Jamestown's West Ferry Neighbors Spread Their Enthusiasm

Spring 2011 in West Ferry


During the winter months, I was in conversation with owners of a small cottage on Marine Avenue.   The time had come to sell.

Although the house is small, its location is wonderful.  From the front room, there is a limited view of the water.  In the winter, there is also a view of the water to the west.

I had just sold a house on Ocean Avenue about 3 months ago.

The house was listed on Thursday for $379,000.  I had an Open House on Sunday afternoon. The house was under contract by Sunday evening.

What did I learn?

I learned that there is amazing enthusiasm for West Ferry…..not just coming from those who want to be there, but from those who have lived there and enjoyed it for many, many years.   It was fabulous to have so many neighbors come in, but here is what I also learned.  When people love their neighborhood, they want to share. As they came in to see the house, they mentioned a brother, a sister, a friend, a daughter, all who they would love to have move to their neighborhood. 

I wondered, “Could this be true of many neighborhoods in Jamestown?”  I know it’s true on my street……and I’m a north east dweller.  I love sharing my enthusiasm.

So thanks, West Ferry neighbors……you made my Sunday a great experience.

Open Houses a Success and Mackerel Cove

Spring is rearing it's beautiful, sunny head here in Jamestown.  We have been lucky to enjoy some refreshing weather this week, signifying the light at the end of winter's tunnel.  It's open house season and what a start!  Island Realty held 3 open houses this past Sunday with around 50 people showing up to take a look.  Get ready for more to come.  Check the Jamestown Press every week for updates.

Springing forward even further, mark your calendars for the start of the summer season at Mackerel Cove on June 11.  For those of you that don't know, this is Jamestown's gem of a beach.  It is a fantastic place to spend the summer days.  It is staffed with lifeguards, has public bathrooms, great sand, calm waters and quite possibly the most enticing part...The Del's truck is parked there most days!
